Blackburn Suburb and Real Estate Information
Near-rectangular in shape and bounded to the west by Middleborough Road, Blackburn is a suburb of three parts. Blackburn North which runs from Maroondah Highway north to Springfield Road; Blackburn itself (the central region) with its north/south boundaries defined by Maroondah Highway and Canterbury Road; and Blackburn South which extends south to Burwood Highway. The eastern boundary zigzags roughly parallel to and about 750m on the city side of Springvale Road. Surrounding suburbs are Box Hill, Box Hill North, Box Hill south, Forest Hill and Nunawading. Travel time to Melbourne CBD via the Eastern Freeway is approximately 30 minutes.
Located 20 KM from Melbourne, the three Blackburn suburbs have a combined population of 27, 600 living within an area of 12KM2. Blackburn has a popular retail precinct that extends along Maroondah Hwy from Blackburn Road to Springvale Rd, Nunawading and beyond to the east.
Its proximity to protected pockets of bushland, its larger land allotments and its proximity to excellent rail services to the city with stations at Nunawading, Blackburn and Laburnum, mean that there is always high demand for Blackburn central houses which typically sell for an average premium of 25% above the rest of the suburb.
Blackburn History
Europeans first settled the area of Blackburn in the 1840s. The area was densely wooded, though orchards and small farms were soon developed. In 1861 the Traveller's Rest Hotel was built on the current site of the Blackburn Hotel. Blackburn Creek Post Office opened on 10 January 1876 and was renamed Blackburn in 1883.
During the land boom of the 1880s, brickworks and quarries were established in the area. Blackburn railway station was built in 1882. A primary school was established in 1889.
A large part of Blackburn is of historical significance as it was built around the artificial Blackburn Lake in 1889, now known as Blackburn Lake Sanctuary, now a beautiful spot for a walk, with the lake in the middle of the sanctuary. This was a popular day trip destination by train in the late 19th century. Some famous Australian artists used to paint in the bush around the Blackburn and Box Hill areas. Of these, Roberts and McCubbin are probably the most famous. The area is protected by strict planning controls restricting development and has retained a village atmosphere.
Blackburn Facilities
The major shopping hub of Box Hill is only 2 train stops away, while 3 buses connect Blackburn to Forest Hill. It shares a postcode with Blackburn North and Blackburn South.
Blackburn contains two railway stations, Laburnum and Blackburn, on the Belgrave and Lilydale lines, the latter which services the locality of Laburnum in the western part of the suburb. Blackburn is home of the 1st/8th Blackburn Scout Group.
